Mahogany Ridge is a rural residential development with home sites ranging between 4,000m2 and 19,000m2. Rural residential development is an urban activity characterised by sizeable lots of land between 2500m2 and 1ha(10,000m2) in a semi-rural setting. However, allotments of this size in the Cardwell area will soon become a rarity. Through the draft state planning regulatory provisions, there will be a limited opportunity to develop for this purpose.
It has been recognised that rural residential living is a desired form of urban development and ‘lifestyle choice’ in the region. Therefore the FNQ regional plan ensures that this type of improvement will be managed on a sustainable basis.
Land Use policy 4.6.1, states that future demand for rural residential housing is to be provided from within the existing stock of appropriately zoned land, and 4.6.2 mentions that the rate of growth of rural residential developments within existing stock of appropriately zoned land in areas suitable for future urban development is limited.
This means that only smaller town blocks or very large acreage lots will be available. What does this mean for Mahogany Ridge? Scarce ‘rural residential’ allotments such as those found in Mahogany Ridge will prove invaluable and irreplaceable parcels of land.
